  • Assist in facilitating paperwork to conclude attorney review by collecting Condo Association, Financials, Bi-Laws, and Public
  • Offering Statements necessary to assist in completing attorney review.
  • Work with the Buyer to make sure the loan application is submitted in a timely manor. In addition, the agent also makes sure the appraiser has all sales comparables that are public record and available on the MLS or Tax Records. We are focused on the Buyer meeting the Mortgage contingency date with a signed formal written mortgage commitment.
  • Coordinates the home inspection, appraisal, and final walk-through with the Listing Agent on behalf of the buyer.
  • Works with the Listing Agent to make sure the Certificate of Occupancy and Smoke Certificate is taken care of by the listing agent in a timely manor.
Selling a home:
Our team of experts will show you how to maximize your home's value, potential profit and marketability. We believe in promoting your best interests, be loyal to you, follow your lawful instructions, provide you with all material facts that could influence your decisions, and use reasonable skill, care and diligence.
To help you sell your property, we will offer to perform a number of services for you. These may include helping you price your property, advertising and marketing your property, giving you all required property disclosure forms for you to complete, negotiating for you the best possible price and terms, reviewing all written offers with you, and otherwise promoting your interests.
In addition, we offer the following services as your seller agent, upon successfully negotiate the offer for the Seller:

    • Reviewing the contract, facilitating and expediting the paperwork through attorney review.
    • Professionally coordinate the sales process after the offer is accepted. Personally schedule and attend the home inspection, appraisal, and final walk-through.
    • Providing attorneys, lenders, appraisers, and home inspectors with information required expediting the sales process.
    • Scheduling and personally attending the final walk-through with the Buyer.

    • Working closely with the purchaser's Lender and Appraisers to insure that the necessary information for your home, condo questionnaires, insurance, and sales comparable data is collected.

  • Obtaining the Certificate of Occupancy and Smoke Certificate, if required by the municipality, for the property on behalf of Seller at Seller's expense.
Renter:
If you are interested in buying/selling or leasing rental property, we can provide professional Rental Assistance for Landlords and Prospective Rental Applicants.

Exceptional Comprehensive Rental Assistance Service for Prospective Renters:
  • Completion of a Renter Registration Form identifying the Renter's needs, time frame, and rental budget.
  • Rental search through Multiple Listing Service, Office Rental inventory and rentals available through direct landlord listings.
  • Coordinating the appointments for applicants.
  • Negotiate the rental terms and offer with the Landlord.
  • Process the paperwork and necessary security deposit and real estate fees.
  • Draft the lease and supporting forms for Landlord and Applicant.
  • Coordinate the final walk-through and provide renter with keys.
